The 2026 Sacramento Remodel Investment Guide.

What actually drives the cost of a kitchen, bathroom, walk-in shower, decorative concrete + LED, pergola, or outdoor kitchen — plus the fast-turnaround outdoor and exterior trades (turf, pavers, retaining walls, driveways, roofing, exterior paint, and gutters) across the Sacramento region. Scope tiers, the line items where money goes, and the variables that move every quote — built from 50+ recent Sacramento-area jobs.

How we quote

We don't publish phone-ballpark dollar figures.

Two homes on the same street with the same remodel scope routinely end up in different price tiers because of layout, finish choices, site conditions, access, and material lead times. Every Tanbark project is priced after a Project Manager walks the space, measures, listens to your goals, and writes an itemized written estimate — usually within 48 hours of the visit. This guide tells you which world your project lives in, not what it costs to the dollar.

Section 07

How city affects scope.

Same project, different zip code. Terrain, permit cycles, and the finish tier homeowners in each market expect all shift the typical investment tier.

Section 08

The 5 line items that blow most budgets.

Every overrun we've seen on Sacramento-area remodels traces back to one of these five. Scope them clearly up front and your contract number stays your final number.

#01

Hidden plumbing rot

Galvanized supply lines, cast-iron drain pans, or rotted subfloor under a tub. Material change orders that we can't see until demo opens the wall.

#02

Electrical code upgrades

Old kitchens often need GFCI + AFCI + 20-amp dedicated circuits. Panel-side rework can be a meaningful add-on if the existing service is dated.

#03

Tile pattern + mitered corners

Stacked or running bond is fast. Herringbone, basketweave, and mitered porcelain corners add 25-40% to tile labor.

#04

Counter slab selection

Quartz is predictable. Quartzite and natural stone vary widely per sq ft for the same square footage — the slab walk at the yard is when the real number sets.

#05

Appliance + fixture wait times

Brass / matte-black trim, paneled fridges, and Italian ranges can add 6-14 weeks of lead time. Order before demo.

Ready for real numbers?

Book a free in-home estimate.

A Project Manager walks the project with you, measures, and writes an itemized estimate — no commitment, no high-pressure sales.

Tiers reflect typical Tanbark Build Co. project scope for Sacramento and surrounding areas as of Q1 2026. Your project will be priced based on the actual scope, finish tier, and site conditions reviewed during your free in-home walk-through by a Project Manager. We do not publish phone-ballpark dollar figures because too many variables move the number. Some scopes are performed in-house under our RMO's California contractor license; others are routed to vetted, California-licensed partner contractors.
